If you've driven Jackrabbit Lane in Belgrade lately, you've watched a town fill in. Over the last 18 months, the corridor near the airport has added a new grocery store, an Amazon delivery station and a new hotel, with more homes and businesses planned behind them. For anyone looking at Belgrade real estate, this is the part of the valley changing fastest.

A grocery anchor arrives

Rosauers opened its new Belgrade store June 24, 2026, at 104 Bandana Street. It's a 58,000-square-foot store with a scratch bakery, a smokehouse and a natural and organic section. Rosauers is the grocery anchor for Jackrabbit Crossing, a 196-acre mixed-use project by Venture West Development along Jackrabbit Lane. Grocery stores follow rooftops, and shops and restaurants tend to follow grocery stores.

Amazon and a new hotel

Amazon opened a delivery station in the same Jackrabbit Lane development in April 2025, a $27 million project expected to create about 100 jobs. Nearby, a 125-room Hampton Inn & Suites opened this summer at 408 Belgrade Boulevard, a few minutes from Bozeman Yellowstone International Airport. Jobs and travel infrastructure like this turn a bedroom community into a place where people also work and shop.

Traffic is the trade-off

Jackrabbit Lane was already a busy road, and the city planned new signals along the corridor as part of this development. More traffic is coming as the rest of the project builds out. If you're buying near the corridor, drive it at 7:30 in the morning and 5 in the afternoon before you decide.

What it means for homes and land

Commercial growth usually pulls residential demand with it. More services close by make Belgrade convenient on its own terms, instead of a place you leave to run errands in Bozeman. Jackrabbit Crossing includes residential in later phases, and new subdivisions are adding lots around town. Many buyers look at Belgrade for more space for the money, and that case gets stronger as the services arrive.

A builder's view

When I look at a Belgrade lot, I start with the basics:

  • City water and sewer, or a well and septic
  • How the site drains
  • What's planned on the land next door

The fields around Belgrade are filling in, so the open view out the back today could be a subdivision tomorrow. Check city and county planning records before you buy. Our Belgrade area guide is a good place to start.

If you're looking at Belgrade, I'd be glad to help you sort through it.

Buying, selling, building, or just thinking about it? I'm happy to talk it through.
