Why buyers end up here
Belgrade sits immediately west of Bozeman, flat and open, with its own schools, its own downtown strip, and a shorter drive to the airport than most of Bozeman has. For buyers priced out of Bozeman's in-town market, it is the first place to look.
The gap in price between comparable homes in Belgrade and Bozeman has narrowed over the last few years, but it has not closed. You generally get more square footage, a newer house, or a bigger lot for the same money.
Neighborhoods and growth
New subdivisions have spread west and north of town, with a mix of townhomes, single-family starter homes, and larger lots on the edges. Older blocks near downtown still hold smaller homes on mature trees and real yards.
Growth has been steady enough that buyers should look at what is already platted nearby. A lot backing to open field today can back to a new phase in two years. The city's growth policy and current subdivision applications are public, and worth a look before you buy a view.
Schools
Belgrade Public Schools serve the town and a wide surrounding area, with elementary schools feeding into Belgrade Middle and Belgrade High. Attendance boundaries shift as the district builds, so confirm the current assignment for a specific street rather than assuming a subdivision name still maps the same way.
Use the school and subdivision finder to check assignments, and verify with the district before you write an offer.
What to check before you buy
City water and sewer cover most of Belgrade, but parcels on the edges fall to well and septic. Confirm service before assuming you can connect, and price the difference.
Airport proximity is a real convenience and a real consideration. The flight path and noise exposure are not uniform across town, and they are not always obvious on a weekend showing.
For new construction, ask about the builder's allowance structure and what the base price actually includes. In a fast market the upgrades are where the number moves.
