Look it up.

Parcel lines, ownership, well logs, water rights, floodplain, school boundaries. All of it is public, and all of it is free. These are the sources I check when I am looking at a property, gathered in one place so you can check them yourself.

01Parcels + ownership

Who owns it, and how it is drawn.

Parcel lines, ownership, acreage, and recorded documents. Start here for the county and state version of a property, before you trust anything in a listing.

Montana Cadastral

Montana State Library

The state parcel map: boundaries, ownership, acreage, and tax year data for property across Montana.

Gallatin County interactive maps

Gallatin County

The county map viewer, with layers for zoning, floodplain, school districts, and roads, plus address search.

Records search

Gallatin County Clerk & Recorder

Deeds, easements, liens, and other documents of record. Where a title search eventually leads.

02Water + floodplain

What the ground and the water do.

Well records and water rights are public in Montana, and they tell you a lot before anyone spends money on a test hole. Flood maps decide what can be built, and what it costs to insure.

GWIC well log search

Montana Bureau of Mines & Geology

Well logs by location or owner: depth, static water level, yield, and how each well was built. Nearby wells are history, not a guarantee.

Water rights query system

Montana DNRC

Water rights and pending applications by parcel, owner, or right number, so you can see what is on record for a property.

Flood map service center

FEMA

Official flood hazard maps and flood insurance studies by address. Worth checking before you fall for a parcel near water.

03Schools + districts

Which district, which attendance area.

District lines and attendance areas are set by the districts, not by marketing. Look up the address, then confirm with the district office before schools drive an offer.

Bozeman boundary map

Bozeman School District SD7

Enter an address to see which Bozeman school attendance area it sits in.

Belgrade boundary map

Belgrade School District SD44

Attendance boundaries for the Belgrade School District and its schools.

School + subdivision finder

On this site

Every subdivision I track across Gallatin County, with its district and school assignments, in one list.

Worth saying

Maps and records are a starting point, not a substitute for a survey, a title search, or a call to the county. Well logs describe other people's wells, not the one under your parcel. Boundaries and school assignments change, and district offices are the only source that settles them. If something here raises a question about a property, bring it to me and we will run it down.
